The Deal That Fell Through

Today SUCKS!!! Or at least that was my thinking a few days ago. After 4 months on my real estate journey of learning and analyzing deals I finally had the perfect deal to move forward with. That is until it was pull from under my feet. You see, this deal has already been taken from me once when I lost it in a bidding war 2 weeks ago. But then, hope arrived when my realtor called and said the financing fell through for the other buyer and I was next in line, the property was mine! I couldn’t believe it, after months of searching, and other deals falling through (more about those later) I was finally going to go under contract with what I knew would be the closing deal! Excitement is an understatement. If feels more like you’ve been swimming in the ocean after sinking your own ship just to prove to yourself you can build a bigger and better boat. Hearing the deal is accepted is like building the base of the boat- you will finally have something to stand on. Until, nope sorry the planks of wood belong to someone else. At least thats what my realtor implied when he said the seller had purposely been stalling signing the contract in order to find another buyer that would pay a higher price. With a deep breath and a quick, “I’m not happy but we have no choice but to move on” I continued building the base of the boat from scratch. 

Best advice from this experience: Nothing is official until the papers are signed.

Hello fellow real estate investment fanatics. Welcome to a safe space to embrace the reality of what real estate investing is all about. This of course is through the eye of a semi new real estate investor branching off on a journey of starting a real estate investment company. This “semi new” real estate investor is yours truly, and the concept of this blog is to live steam my experience through a daily journal format. I also plan to throw some recurring sections in the mix; for example: Best advice received, and Key mistakes made. 

I learn through experience and I absorb knowledge through capturing my experience in writing. So, the origin of this blog is for my own personal learning benefit. The first official blog entry, which will be posted tomorrow, is a ranting of an investment deal that fell through. I needed a place to capture the disappointment and excitement that real estate investment has to offer. Each investor goes through unique situations but they’re also patterns that can be learned. My hope with this blog is for potential readers to also learn from and connect with the experiences I share throughout my journey. Hello Readers,

Lets get one thing off the table, Ray is not my real name. It stand for Radical Action Yesterday. I know, it doesn’t make sense but it reminds me to stay urgent. I am a firm believe that life is luck mixed with creative thought and action. I’ve been given the luck part so now it’s time to make something happen. By luck I mean I’m a white educated American with a family to fall back on if my real estate investments crash and burn. This however by no means makes me think real estate investment should come easy. On the contrary, I have a weighing pressure that demands I succeed. Fuck the pressure though, that’s not why I got into real estate investing. My passion is proving quality affordable housing in high demand urban areas. This became a focus of mine after working in an inner city school for several years. Availability to school resources and the housing market are more closely linked than I had ever imagined. Fast forward a few years and here I am, 6 months into starting my LLC and continuing to build knowledge, connections, and a portfolio of properties (fingers crossed- Im working on a deal now).

The purpose of this blog is to share my experience with other new real estate investors. If you are just starting out I recommend you join me on my journey in order to learn from my mistakes, and hopefully success. I’m diving into this new world of real estate and I’m thrilled to share it with anyone who is interested.
